What this figure includes
Wall area is the room perimeter times the ceiling height, with a flat 21 sq ft deducted per door and 15 sq ft per window. It does not model soffits, tray ceilings, closets, stairwells, gable walls, corner bead, adhesive, primer or finishing labour. Compound, tape and screw quantities are standard per-thousand-square-foot rules of thumb, and the cost line is material only.
How this is calculated
The formula
Drywall is one of the simplest takeoffs on a jobsite, and it starts with the perimeter:
Wall area = 2 × (length + width) × ceiling height
Ceiling area = length × width
Sheets = (wall area + ceiling area − openings) × (1 + waste) ÷ sheet coverage
A 4×8 sheet covers 32 sq ft, a 4×10 covers 40, and a 4×12 covers 48. Divide and round up — you cannot buy two thirds of a sheet, and the offcut from one wall rarely fits anywhere useful.
The consumables ride on the board area, not the sheet count. The working rules are roughly 4.5 gallons of all-purpose compound and 370 feet of paper tape per 1,000 square feet of board, and about half a pound of screws per sheet, which is around 320 screws to the pound in a 1¼ in coarse thread.
A worked example
A 16 ft by 12 ft bedroom with an 8 ft ceiling, two doors, two windows, 4×12 sheets, 10% waste.
- Perimeter: 2 × (16 + 12) = 56 ft
- Gross wall area: 56 × 8 = 448 sq ft
- Deduct openings: 2 doors × 21 + 2 windows × 15 = 72 sq ft, leaving 376 sq ft
- Ceiling: 16 × 12 = 192 sq ft
- Total board area: 568 sq ft
- With 10% waste: 625 sq ft
- Sheets: 625 ÷ 48 = 13.0, so 13 sheets of 4×12
- Compound: 568 ÷ 1000 × 4.5 = 2.6 gallons
- Tape: 568 ÷ 1000 × 370 = 210 ft, so one 250 ft roll
- Screws: 13 ÷ 2 = 6.5 lb, about 2,100 screws
Why openings are only deducted above a threshold
A common beginner error is subtracting every hole in the wall — every outlet box, every small window, every pass-through. Do not. Board is hung over openings and cut out afterwards, and the piece you cut out of a 30-inch window is not big enough to use anywhere else. Deducting it makes you order short.
The working convention is to deduct only openings larger than roughly 10 square feet: doors, picture windows, cased openings, fireplaces. Anything smaller stays in the count as material you will genuinely consume. Some estimators go further and deduct nothing at all on a room with only standard windows, treating the openings as the waste factor. That is defensible, and it is why the calculator uses conservative 21 and 15 square foot figures rather than exact opening sizes.
Why sheet length matters more than sheet count
Twelve-foot board costs more per sheet than eight-foot board, and almost every professional hanger buys it anyway. The reason is butt joints. A butt joint is where two factory-cut sheet ends meet — no tapered edge, so the tape and three coats of compound sit proud of the surface and have to be feathered out 18 to 24 inches on each side to hide. Tapered edge joints, the long edges, sit in a factory recess and finish nearly flat.
On a 16-foot wall, 4×8 sheets give you a butt joint in the middle of every course. Two sheets of 4×12 plus a 4-foot filler put that joint in a corner or eliminate it. Fewer butt joints means less compound, less sanding, less dust, and a wall that does not telegraph shadows when the afternoon sun rakes across it. If your access will not take a 12-foot sheet up the stairs, buy 10-foot. Only buy 8-foot when the room genuinely suits it.
Levels of finish, which drive the labour
The sheet count is the cheap half of the job. What the wall costs to finish is set by the level of finish specified, on the industry scale from 0 to 5:
- Level 3 — tape plus two coats, no skim. Fine under heavy texture or a wall covering. Never under flat paint on a visible wall.
- Level 4 — tape plus three coats, sanded, joints and screw heads feathered. The standard for flat paint and light texture, and what most residential jobs mean when they say "finished".
- Level 5 — Level 4 plus a skim coat over the entire surface. Required for gloss and semi-gloss paint, dark colours, and any wall under raking light from a window or wall wash. It can add 30–50% to the finishing labour and it is worth arguing about before the work starts, not after.

- How many sheets of drywall do I need for a 12x16 room?
- With an 8 ft ceiling and the ceiling boarded, about 13 sheets of 4×12 or 20 sheets of 4×8, after deducting two doors and two windows and adding 10% waste. Enter your own opening count above for a closer number.
- Should I use 4x8 or 4x12 drywall?
- Use 4×12 wherever you can get it into the room. Longer sheets mean fewer butt joints, and butt joints are the ones that need feathering out two feet each side and still show under raking light. Use 4×8 only when access forces it.
- How much joint compound do I need?
- About 4.5 gallons of all-purpose compound per 1,000 square feet of board for a standard three-coat Level 4 finish. A Level 5 skim coat adds roughly another 2 gallons per 1,000 sq ft.
- How many screws per sheet of drywall?
- About 32 screws in a 4×8 sheet on 16 in framing — every 12 in in the field and every 8 in on the edges. That works out to roughly half a pound per sheet, or a pound for every two sheets.
- Do I subtract windows and doors from the drywall count?
- Only the big ones. Deduct openings over about 10 square feet — doors, sliders, large windows. Small windows and every outlet box stay in the count, because that board gets cut and thrown away rather than reused.
- What thickness of drywall should I use?
- Half-inch is standard for walls. Use 5/8 in on ceilings framed at 24 in on centre to stop it sagging, on garage walls and ceilings where fire rating is required, and anywhere a Type X assembly is specified. Moisture-resistant board goes in bathrooms, cement board behind tile in wet areas.
